A paper on the development of a sophisticated boiler model was presented
at the IBPSA Building Simulation 2009 conference last summer.
"Comparison of Different Approaches for the Simulation of Boilers Using
Oil, Gas, Pellets, or Wood Chips." That model may be more complex than
what you are looking for so I think what you might do is look at the
higher heating value of your fuel source and from that, determine the
efficiency of the boiler, then use either Type6 or Type700 (from the
TESS HVAC Library).

For the space heating, I would define either a VENTILATION type or a
radiant floor in your building (depending on how you plan to deliver the
heat to the space) and define the appropriate inputs to Type56. You'll
then pass the heated water from the boiler to a splitter that breaks off
some of the flow to your DHW system and sends the rest either to the
radiant floor, to a fan coil, etc.
