If the zoning is simple, such as only one open area, you may also make a zone or zones that stretches around leaving a hole in the middle, such as this single-zone plan below:

|  |       |   |
|  |       |   |
|  |____|   |
|____|____|

Or this could be two “U” shaped zones against each other, leaving a void. Either way works, this way the walls will all be exterior to start with except the one common wall.

I would have to look into my archives. But I believe your open areas are like atriums without roofs, florals areas which beautify the building. We have a lot of that in Southern California.

I think you can just do your zoning in the DD wizard, then eventually go to the Detail Edit mode, remove the roofs, and make the adjoining walls external rather than internal. You may need to add some self shading as well.

It should work.
