Not only is Guernsey expensive, but because of its legal position it's
incredibly difficult to buy a house there if you're not a resident.
Guernsey, like the other Channel Islands, is not subject to UK tax. This
means that their tax rate is about half of what UK residents pay, and they
don't pay things like VAT (Sales Tax).

Agent (Realtor) for the island.
The prices they quote there - £250,000 GBP for a 2/3 bedroom house would be
about $365,000. (The exchange rate is 1.4ish dollars to the pound).
