It is what I do, at least initially. You can change it later. The
reason is that if it is an actual system then eQuest will generate
reams of data on it, you can do hourly reports to get more. You can
also play with it's settings and see the impact on the adjoining
building zones. A model is an investigation and a platform to
experiment to find the most energy efficient way to condition the
building and the cost implications so you can also also design an
economically efficient building.
Ventilation is not very controlled and you have fans and motors
consuming power to move this air. So it is conditioned. The main
reason is, it is a power draw on the building. You need to quantify
it. The next question is, is it the best way to do it?

Jing, I think the
mistake is making the zone unconditioned. You are trying
to keep it under control with ventilation, therefore it is
conditioned, no active heating or cooling but it is
conditioned. You also need the temperature profile of
what is going on in that space so you can understand what
is happening. Buildings aren't always intuitive depending
what is going on and where it is located. You have a
fully walled and windowed zone I presume. For
unconditioned I would think a space like a parking garage
that is more than half open on 3 sides.
You also have the impacts of the floor below and the floor
above which probably have larger boundary surfaces with
your second floor space than that space has exterior
wall. It may not be energy efficient to let the second
floor stay near exterior temperatures because of it's
impact on the floors above and below. By making it
conditioned and giving it to a system will give you the
information you need to evaluate whether you want to treat
it with just ventilation. Open up your heating and
cooling set points so there really isn't going to be a
call for heating and cooling and see what the temperatures
in the space do. Then start tinkering with the exhaust
cfm and zone cooling set point to see if this is practical
from an energy consumption point of view. Also watch what
is happening in the floor above and the floor below. You
can advantage of auto-sizing too.
