Correct – the maintenance bay could be System 9 regardless of size as a heating only space.
The remaining 15% of your building would enter the system selection table on its own area, whatever that area is which determines the baseline heating and cooling system for that area.

Thank you for your response. Do you mean, no matter how large is the maintenance space, I can assume it as Heating Only Storage and select System 9 for the baseline case.

This is a bus maintenance/terminal that pursues LEED v4 platinum. 85% of the spaces in the proposed design have heating and ventilation system only with no cooling. The remaining 15% of the spaces will be conditioned with chilled beam, HW heating and DOAS with heat recovery. The HVAC system for the baseline case is System 7 per ASHRAE table G3.1.1A.
What is the appropriate system for the heating ventilating spaces in both of the models? Should I assume cooling system identical to System 7 with high cooling temperature per Table G3.1.10 or I can assume as designed system for the proposed model and system 9 for the baseline case?
