[Bldg-sim] Recent window, roof improvements in existing building pursuing LEED NC

I am modeling an existing building that is pursuing LEED NC. Windows and
roof have recently been improved. Obviously the modeled energy
improvement for EAc1 will be greater if the baseline can be modeled with
the old windows and roof insulation.
Has anybody worked on LEED projects where they justified using
"existing" windows and/or roof insulation values for the baseline model
that had actually been replaced months ago (or 1 year ago? two years
ago?)?
